Valnova sits in the foothills of Eagle, off State Highway 16. The Idaho Business Review reports that the project covers about 6,005 acres, is developed by Clyde Capital Group (based in Orem, Utah, with an office in Boise) and is zoned for just over 7,000 homes built out over roughly 30 years. Planning started in 2006 under the name Spring Valley, and the City of Eagle annexed the land in 2007.
Valnova's plan keeps more than half the community, nearly 3,000 acres, natural or set aside for recreation, with over 75% of homes planned near open space, parks or trails. Lake Valnova was finished in August 2026, and our first thought was simple: we can't wait to bring our grandkids here.

Bachman homes in Valnova.
In January 2026 we finished the first estate house in Valnova, The Valnova Bowers. It is a 4,422 sq ft home on a .28 acre lot with two primary suites, a wine room, a theater lounge that opens to a view deck, an elevated pool and direct backyard access to the Eagle foothills. As Bob put it, "we took a very challenging lot and created something truly special."
We brought The Jane floor plan to Valnova in 2026, and The Dean, a 6,026 sq ft plan with a basement bunk room, bar and pool room, is planned for a Valnova view lot with completion targeted for spring 2027. Valnova's developer hand-selected a short list of builders for its estate lots, and we are proud to be one of them.

As of November 2026 we hold Valnova lots in Glenview (Lots 13 and 15/16 in Block 3, Lots 34 and 39 in Block 2) and in Pod 29 along N. Hillswick Way, where spec homes are planned on Lots 12 and 30 and Lots 25 and 27 are reserved. Every one is colored on the lot map on this page; tap a lot for details. Each lot has a view, and some suit a walkout basement. As our lot video puts it, "You won't have anything below you or beside you." Lots change hands quickly, so check homes for sale and coming soon for the current list.
Valnova is part of the City of Eagle in Ada County, northwest of Boise. Downtown Eagle, the Eagle Saturday Market in Heritage Park and Eagle Island State Park, with its swimming beach, trails and paddleboarding, are all within a short drive.
