  1. 01

    Identify your budget

Start with a realistic budget and, if you need one, a construction pre-approval from your lender. Your budget guides the size, design, finishes and land you choose.

  2. 02

    Meet with the builder

We like to get to know you! We talk through your lifestyle, land or lot options (builder-owned or client-owned), plan preferences, square footage, style and must-haves.

  3. 03

    Retainer contract and deposit

A non-refundable retainer deposit reserves the land or lot you selected, and your project is placed on our construction schedule.

  4. 04

    Finalize your floor plan

Together we settle room sizes, structural features, specialty spaces, outdoor living and storage.

  5. 05

    Sign the build contract

We finalize pricing and the features included in your home, and you complete your financing.

  6. 06

    Permitting and construction

Permits are pulled and construction begins. Our typical build time is 6 to 8 months, and it varies with home size, complexity, weather and material availability. You receive updates as your home moves through each phase.

  7. 07

    Interior design appointments

During construction you choose appliances, cabinets, countertops, tile, doors, flooring, plumbing and lighting fixtures. Plan on approximately 2 to 3 days of appointments. You can try a palette first in our design studio.

  8. 08

    Optional walkthroughs after framing

Once framing is up, you can walk the house with us for electrical, plumbing, finish work and landscaping.

  9. 09

    Final walkthrough and orientation

We walk the finished home with you and cover home systems operation, warranty information and maintenance guidance. Any final items are addressed before closing.

  10. 10

    Certificate of Occupancy and move-in

Your Certificate of Occupancy is issued, you get your keys, and the house becomes your home. Welcome home!

TIMELINE

How long does it take to build a custom home?

Our typical build time is 6 to 8 months. Build time varies with home size, complexity, weather and material availability, so a large home with a basement, pool and specialty rooms takes longer than a simpler single-level plan. The time before construction depends mostly on how quickly design decisions, financing and permits come together.

For a sense of the whole journey: one Kuna family signed on with us before they owned land, found a 10-acre parcel with our help, and was living on it 11 months later.

04 / SELECTIONS

Selections without
the overwhelm.

Interior design appointments happen during construction and take approximately 2 to 3 days in total. You start from a strong standard package, with Thermador appliances, quartz or granite countertops, a soft-close cabinet package and up to three interior paint colors, and build from there.

If you want more help, our own staging and design company, LD Luxury Staging & Design, offers full home design, furniture and décor packages, or turnkey furnishing. See design & architecture for how we plan a home from the first sketch.

How we keep you
in the loop.

You receive updates as your home progresses through each phase of construction, and the optional walkthroughs after framing let you see the electrical, plumbing and finish work for yourself. Clients who build from out of state have done it with us successfully, and our page on building in Idaho from out of state covers how that works.

You will work directly with Bob and Lisa Bachman and the people on our team, and you can always reach us at 208-577-8794.

“We were building from out of state and I was worried about not being here, but when you trust your builder, it makes it so much easier!!”

At the final walkthrough and new homeowner orientation we cover how your home's systems work, your warranty information and maintenance guidance, and any final items are addressed before closing. QUESTIONS, ANSWERED

Frequently asked
questions.

How long does it typically take to build a custom home?

With Bachman Custom Homes, the typical build time is 6 to 8 months. It varies with home size, complexity, weather and material availability. Planning, design and permitting come before that, and how long they take depends mostly on your decisions and financing. We set expectations for your specific home at the start.

What are the stages of building a custom home?

Our process has 10 steps in five stages: plan and budget (budget and first meeting), design and contract (retainer, floor plan, build contract), permitting and construction, interior selections during construction, and walkthroughs and closing (optional walkthroughs, final walkthrough and orientation, Certificate of Occupancy and move-in).

How does a custom home builder get paid?

With us, it starts with a non-refundable retainer deposit that reserves your lot and your place on our construction schedule. Pricing is finalized in the build contract, where you also complete your financing, often a construction loan from your lender. Your contract spells out the payment terms in writing.

Can I visit my home during construction?

Yes. After framing you can join optional walkthroughs for electrical, plumbing, finish work and landscaping, and you receive updates as the home moves through each phase. Some clients have also had photos sent to them between visits.

What happens at the final walkthrough?

We walk the finished home with you, show you how the home's systems operate, go over your warranty information and maintenance guidance, and note any final items. Those items are addressed before closing. Then your Certificate of Occupancy is issued, and it is time to move in.
