MIDDLETON · CANYON COUNTY01 / WHY MIDDLETONWhy build a custom
home in Middleton.
Middleton is the oldest settlement in Canyon County, with land first parceled out in 1863 near an Oregon Trail stage station on the Boise River. Today it is one of the valley's growing small towns: the 2020 Census counted 9,425 residents, and COMPASS estimated 13,970 in 2025. State Highway 44 runs through town, linking Middleton to Star and Eagle to the east and Caldwell to the west.
Families here are served by Middleton School District No. 134, and the Boise Airport is about 31 miles and 33 minutes away. What Middleton offers that the bigger cities can't is land. Parcels along the river and out toward the farm ground give you room for a shop, horses, a long RV bay or just a quiet backyard.

Read this first.
Most people find us after they've found a piece of land. That's a good time to call, but the best time is before you close. A lot that looks perfect can hide costs: a long driveway, a well that needs to go deep, septic rules, irrigation rights, floodplain near the river, or utilities that stop at the road. We'll walk the parcel with you and give you an honest read on what it will take to build there.
Then we design the house around the land, not the other way around. Our floor plans are a starting point, and most include an RV bay. We can rotate a plan for the view, stretch a garage into a shop, or add a covered patio facing the sunset. Read our guide to build on your lot for a checklist of what to confirm before you buy.
