SERVICES · YOUR LAND OR OURS

Build on your lot

Yes, Bachman Custom Homes builds custom homes on land you already own anywhere in the Treasure Valley and Garden Valley, and we also have lots available in Eagle, Star and nearby communities. We look at your land early, so the floor plan fits the lot before you sign a build contract.

01 / TWO WAYS IN

Your land,
or one of ours.

Every Bachman home is completely customizable, whether you bring your own land or build on one of our available lots. At our first meeting we talk through your lifestyle, your plan preferences and your land or lot options, builder-owned or client-owned.

If you are still looking, tell us early. One Kuna family met Bob at one of our homes, signed on with us, and within a couple of weeks was shown an off-market 10-acre parcel through our local connections. Eleven months later they were living on it.

“11 months later we're currently living on that property!! The process was wild and they made it so easy for us.”

02 / LOTS WE HAVE NOW

Lots available through
Bachman Custom Homes.

As of October 2026, our listings include lots in Terra View and Valnova in Eagle and lots in LongBow Estates in Star. Lots move quickly, so call 208-577-8794 for the current list, or see homes for sale for homes and lots on the market today.

Building one of our lots means we already know the ground, the subdivision rules and the utility setup, which takes a lot of guesswork out of the first few steps.

03 / LOT CHECKLIST

What to check before
you buy land.

Land is the one part of a custom home you cannot change later. Before you close on a lot, work through this list, ideally with your builder at the table:

  • Utilities: city water and sewer, or a private well and septic system.
  • Irrigation: whether the lot has irrigation water for lawns and landscaping.
  • Zoning, setbacks and CC&Rs: what the city, county and subdivision allow for size, height, outbuildings and RV parking.
  • Slope, soil and drainage: how the ground affects the foundation, a basement or a walkout.
  • Access and orientation: the driveway approach, where the sun and views are, and room for an RV bay or shop.
  • Survey and easements: where the true lines are and what utility companies are allowed to use.
  • One total budget: land, site work and the home together, so the lot does not use up the money meant for the house.

04 / PLAN THE BUDGET

Budget for the land
and the home together.

Step one of our process is identifying your budget, and the land is part of it. Your budget guides the size, design, finishes and land you choose, and if you are financing, a construction pre-approval from your lender comes first. Our free 2027 Treasure Valley Cost-to-Build Guide is designed to help you plan the land and the home in one picture.

05 / WHY IT MATTERS

Building with the land,
not against it.

Bob Bachman spent about 15 years with the City of Kuna, including years as a building inspector, before finishing there as Public Works Director. Lisa Bachman is an AICP-certified planner. Reading a plat, a slope or a set of county requirements is everyday work for both of them.

Some of our favorite homes started on difficult ground. For The Valnova Bowers in the Eagle foothills, Bob put it simply: "we took a very challenging lot and created something truly special." The goal there was to work with the land's natural slopes, views and wildlife corridors instead of flattening them.

06 / PLANS THAT FIT

Floor plans for acreage
and larger lots.

On a one-acre lot near Lake Lowell in Lone Star Ranch, The Cody spreads 5,296 sq ft across one main level plus a basement, with an RV bay, a heated pool and a private pickleball court. The Jane is a 3,880 sq ft single-level plan we have built in both Terra View and Valnova. Any plan in our floor plans library can be refined for your lot's shape, views and setbacks.

THE STEPS

How building on your lot works

Building on your own land follows the same path as every Bachman home. The full version is on how we build: our custom home process, and you can contact Bachman Custom Homes any time to talk through a lot.

  1. 01

    Identify your budget

Set one budget for land, site work and the home, with a lender construction pre-approval if you need one.

  2. 02

    Meet with the builder

Bring what you know about the lot: the address, plat, survey or listing. We talk through your lifestyle, plan preferences and must-haves.

  3. 03

    Retainer and deposit

A non-refundable retainer deposit reserves your lot, if it is one of ours, and places your project on our construction schedule.

  4. 04

Fit the plan to the land

We finalize room sizes, structural features, specialty spaces, outdoor living and storage around your site.

  5. 05

    Contract, permits and construction

You sign the build contract, permits are pulled, and construction begins. Our typical build time is 6 to 8 months, and it varies.

QUESTIONS, ANSWERED

Frequently asked
questions.

Can I build a custom home on my own lot in Idaho?

Yes. Bachman Custom Homes builds on client-owned land across the Treasure Valley and Garden Valley, from subdivision lots to acreage. Bring us the address or plat early, and we will help you think through access, utilities, setbacks and subdivision rules before the floor plan is finalized and the build contract is signed.

How do I find land for sale near Boise to build on?

Start with the lots builders already control, because the rules and utilities are known. As of October 2026 we have lots in Terra View and Valnova in Eagle and LongBow Estates in Star. Our local connections have also turned up off-market land for clients. Call 208-577-8794 for the current list.

Do you build on acreage with a well and septic?

Yes. Much of our Canyon County work is on lots of about an acre, and many rural lots rely on a private well and septic system. Weatherby Estates in Nampa, where we built several homes, was laid out with one-acre home sites served by private wells, septic and irrigation.

Should I buy land before choosing a builder?

If you can, talk to your builder first. A builder can spot problems with slope, access, utilities or subdivision rules that change what you can build and what it costs. Some of our clients have signed on with us before they bought land, and we helped them find and evaluate the right lot.

How long does it take to build on my own lot?

Our typical build time is 6 to 8 months, and it varies with home size, complexity, weather and material availability. Time before construction depends on design decisions, financing and permits. One Kuna family went from signing on with us, before they owned land, to living on their 10-acre property in 11 months.
