Is Terra View a waterfront community?

Yes. Many Terra View lots back onto ponds with private beaches, and some have dock potential. The Bowers has a private dock, and The Kimberly and The Jane both open to private beach areas. The community also has a clubhouse, pool, splash pad and parks.

We describe Terra View as Eagle's premier master-planned community for custom waterfront homes with mountain views, and the water is the reason. Many lots sit right on a pond with a private beach, and some have dock potential. Residents share a clubhouse, a community pool, a splash pad, parks and walking paths.

The community sits at the northeast corner of Beacon Light Road and Highway 16 in northwest Eagle. Listings for Terra View Subdivision No. 4 show the West Ada School District; confirm the school boundary for any specific lot with the district. As of November 2026 we hold three Terra View build lots (Lot 1, Block 13 in Phase 4 and Lots 40 and 41, Block 11 in Phase 5, listed on this page), and in September 2026 our listing agent noted the last few are right on the pond with a private beach. Waterfront lots here do not last, so check homes for sale and coming soon for what is open today.

Terra View homes carry Eagle addresses (ZIP 83616). The official Parade directions start on Beacon Light Road east of Highway 16, which makes the community easy to reach from Star, Meridian and Boise. Eagle Island State Park, with its swimming beach, trails and paddleboarding, and the Eagle Saturday Market in Heritage Park are short drives away.
