Custom home building FAQ

Building a custom home with Bachman Custom Homes starts with a budget conversation and a first meeting, then moves through floor plan design, contract, permitting and construction. Our typical build time is 6 to 8 months once construction starts. We build on our lots or yours across the Treasure Valley and Garden Valley.

What do people ask us most?

These are the questions families ask us most often, in the words they use when they search. Each answer is short; the links go deeper. For the full step-by-step, see how we build: our custom home process. If you are still deciding whether now is the time, read signs you're ready to build, and before you meet any builder, bring our list of questions to ask a custom home builder.

How much does it cost to build a custom home in the Boise area?

It depends on size, lot, site work and finishes, so there is no single number. For context, our recent Parade homes in Eagle and Nampa were listed between $2,375,000 and $2,850,000, lot included. Read what it costs to build a custom home in Boise (2026) for a full breakdown.

Is there a cost guide I can download?

Yes. Our 2027 Treasure Valley Cost-to-Build Guide walks through the parts of a custom home budget: land, site work, the house itself, finishes and outdoor living. It is a free PDF you download from the guide page, and it is a good place to start before your first meeting with us.

How long does it take to build a custom home?

Our typical build time is 6 to 8 months from the start of construction. Design, contract and permitting come before that, and build time varies with home size, complexity, weather and material availability. We send updates as your home moves through each phase so you always know where things stand.

What are the steps to building a custom home with Bachman?

There are ten: identify your budget, meet with us, sign a retainer, finalize the floor plan, sign the build contract, permitting and construction, interior design appointments, optional walkthroughs, final walkthrough and orientation, then Certificate of Occupancy and move-in. See our custom home process for each step.

Can you build on my own lot?

Yes. We build on land our clients already own as well as on our own lots. Before you buy land, we can walk the site with you and look at access, utilities, slope and zoning. Our build on your lot page explains what to check and how the process changes.

Do you have lots available?

We have offered lots in communities including Valnova and Terra View in Eagle and LongBow Estates in Star. Availability changes quickly, so call 208-577-8794 or check our homes for sale page for what is open today, including lots and spec homes.

Which areas do you build in?

We build across the Treasure Valley, including Boise, Eagle, Meridian, Star, Kuna, Nampa, Caldwell, Middleton and Emmett, and in Garden Valley, where we also have an office. Our home office is at 4270 E Amity Ave, Nampa, ID 83687, so Canyon and Ada County sites are close by.

Can I change one of your floor plans?

Yes. Many clients start from one of our floor plans and then adjust room sizes, add an office, a wine room or an RV bay, or change the outdoor living space. Others start from scratch. Either way, we finalize the plan with you before the build contract is signed.

Do you help with interior design and selections?

Yes. Lisa leads interior design appointments during construction, where you choose appliances, cabinets, countertops, tile, doors, flooring, plumbing and lighting fixtures. Those appointments take about two to three days in total. Full design, furnishing and staging packages are also available through LD Luxury Staging & Design.

Do you put your warranty in writing?

You should get every builder's warranty in writing before you sign, and that includes ours. We review warranty information, home systems and maintenance with you at the final walkthrough and new homeowner orientation. See our warranty page and ask us for the written terms during your first meeting.

Can I build in Idaho while I still live out of state?

Yes, and several of our clients have. Much of the early planning can happen by phone, you can schedule visits around key decisions, and we send updates as your home progresses through each phase. Our page on building in Idaho from out of state explains how remote builds work.

What deposit do you need to get started?

After our first meeting, a non-refundable retainer deposit reserves the lot you select and places your project on our construction schedule. Detailed design work starts from there. We go over the retainer amount and terms with you in person, along with lender pre-approval if you are financing construction.

Do you build spec homes too?

Yes. We build fully custom homes and spec homes. A spec home lets you walk through the finished house before you buy and skip most of the wait, while still getting our standard features and finishes. Check our homes for sale page or call 208-577-8794 for what is available now.

How do I choose the right custom home builder?

Look at finished homes, read reviews, check Parade of Homes results and ask direct questions about standard features, timelines, selections and warranty. Our list of questions to ask a custom home builder covers what to ask and why each answer matters.
