What it costs to build a custom home in Boise (2026)

By Bob Bachman ·

There is no single price. Nationally, the National Association of Home Builders found average construction cost was about $162 per finished square foot in 2024, before land. Luxury custom homes in the Boise area run well above that: our recent Parade homes in Eagle and Nampa were listed at $2,375,000 to $2,850,000, lot included.

In short: Use national averages for context, then budget your Boise-area custom home from your lot, size, site work and finishes, because those four things move the price far more than any per-square-foot rule.

THE SHORT ANSWER

How much does it cost to build a custom home near Boise in 2026?

The honest answer is that it depends, and anyone who quotes you a firm number before seeing your lot and your wish list is guessing. What we can give you is a way to think about it, some national numbers for context, and real examples from homes we have built and listed in the Treasure Valley.

Every custom home budget has the same building blocks: the land, getting the land ready to build on, the house itself, the finishes inside it, and the outdoor living around it. The house is usually the biggest piece, but on a luxury build the lot, the site work and the finish level can swing the total by hundreds of thousands of dollars. That is why we start every project with how we build: our custom home process, which begins with a budget conversation, not a floor plan.

Costs vary from home to home and change with the market, so treat every figure below as context dated 2026, not a quote.

NATIONAL CONTEXT

What does the national data say?

The best public benchmark is the National Association of Home Builders' Cost of Constructing a Home survey. In its 2024 survey, the average new single-family home in the study had 2,647 square feet of finished space and an average sales price of $665,298. Construction cost averaged $428,215, which works out to about $162 per finished square foot and 64.4% of the sales price, the highest share since the series began in 1998.

The finished lot was the next biggest cost at 13.7% of the sales price. Within construction, interior finishes were the largest slice at 24.1%, followed by major systems rough-ins (plumbing, electrical and HVAC) at 19.2% and framing at 16.6%.

Two cautions. First, NAHB says the survey describes a typical home built by a subset of its builders, not any particular house or city. Second, that typical home is not a luxury custom home. A Boise-area custom home with Thermador appliances, 10-foot ceilings, an RV bay and a covered outdoor kitchen will sit well above the national average.

REAL EXAMPLES

What have Bachman homes listed for?

Here are the listed prices of three of our recent Parade of Homes entries. These are all-in figures: they include the lot, site work, landscaping, outdoor living and showcase-level finishes. Dividing the list price by the living area gives a rough all-in number per square foot, which is useful for comparison but is not the same as construction cost.

Notice the spread. The Cody has the largest floor area and the lowest all-in cost per square foot of the three, because fixed costs like the lot, the kitchen and the outdoor living are spread over more space. Smaller homes with the same finish level often cost more per square foot, not less. You can explore these plans and others on our floor plans page.

WHAT MOVES THE NUMBER

What drives the cost of a custom home in the Treasure Valley?

After nearly three decades in construction and years on the inspection side with the City of Kuna, I can tell you the same handful of decisions drive almost every budget.

  • The lot. Waterfront, view and foothill lots in Eagle cost more than in-town lots, and acreage in Nampa or Kuna can bring a well, septic system and longer utility runs.
  • Site work. Slope, soils, driveway length and utility access can add real money before the foundation goes in. This is where a planner's eye and a builder's site visit save the most.
  • Size and shape. More square feet costs more in total, and a sprawling single-level home has more foundation and roof than a two-story of the same size.
  • Garages and RV bays. RV bays, shops and four-car garages are common here and add substantial square footage that is not counted as living area.
  • Finish level. Appliances, cabinetry, stone, tile, lighting and flooring are the biggest slice of construction cost nationally, and the easiest place to spend more.
  • Outdoor living. Covered patios, outdoor kitchens, pools and landscaping add up quickly and are a big part of how people live here.

LAND

Does building on your own lot save money?

Sometimes. If you already own land, you skip the lot purchase, but you take on the work of confirming it is buildable: access, utilities, slope, zoning and any subdivision rules. A great price on raw land can disappear into site work. Before you buy, walk it with your builder. Our build on your lot page covers what to check.

If you would rather start with a ready lot, we build in communities across the valley. See our custom home builder in Boise, Idaho and custom home builder in Eagle, Idaho pages for the communities and lots in each area.

BUDGETING

How should you set your budget?

Start with your lender. A construction pre-approval tells you what is realistic before you fall in love with a plan. Then work backward: subtract the land and an allowance for site work, and what is left is your budget for the house, its finishes and the outdoor spaces.

Keep a contingency for decisions you will make along the way. Most clients add something once they see the framing go up, and that is part of the fun of building custom. Finally, compare builders on what is included, not just on the headline number. A low price with thin standard features often ends up costing more after upgrades.

QUESTIONS, ANSWERED

Frequently asked
questions.

How much is a square foot to build a custom home in the Boise area?

There is no reliable single figure, because lot, site work and finishes vary so much. NAHB's 2024 national survey put average construction cost near $162 per finished square foot before land. Our recent luxury Parade homes listed at roughly $538 to $612 per square foot all-in, including lot and outdoor living.

Is it cheaper to build or buy a home in 2026?

It depends on what you want. Buying an existing home is usually faster, and sometimes cheaper for the same square footage. Building costs more time but gets you exactly the layout, finishes, garage and lot you want, with new systems and a builder warranty instead of someone else's compromises and repairs.

What is the most expensive part of building a house?

In NAHB's 2024 national survey, construction was 64.4% of the sales price, and interior finishes were the largest slice of construction cost at 24.1%. On luxury custom homes in the Treasure Valley, the lot, site work and finish level are usually the biggest variables in the total budget.

Does the price of a custom home include the lot?

Not always, so ask. The listed prices of our Parade homes include the lot. A build contract on land you already own covers the house and site work only. When you compare builders, make sure every quote includes the same things: lot, site work, finishes, landscaping and permits.
