RELOCATION · UTAH TO IDAHO

Moving to Boise from Utah

A familiar climate and lifestyle, with lower statewide home values and a smaller metro.

Moving to Boise from Utah feels familiar: a dry, four-season climate, mountains close to town and family-friendly suburbs. Idaho's median home value is $418,600 versus $489,400 in Utah, though Boise itself is close to Utah's figure. Idaho's flat income tax is 5.3%, a little above Utah's 4.5%. We build custom homes for Utah families across the Treasure Valley.

THE NUMBERS

Utah vs Idaho: closer than you might think

Utah and Idaho are neighbors with a lot in common, so the numbers are close. The Census median value of an owner-occupied home is $489,400 in Utah and $418,600 in Idaho for 2020 to 2024. Inside the Treasure Valley the range is wide: $484,800 in Boise, $531,600 in Meridian and $772,900 in Eagle.

Utah's income tax rate dropped to 4.5% for tax year 2025; Idaho's flat rate is 5.3%. Idaho's homeowner's exemption removes 50% of your primary home's value, up to $125,000, from property tax. Our 2026 cost guide shows what a custom build costs here.

02 / CLIMATE AND LIFESTYLE

Same mountains,
smaller metro.

The National Weather Service describes the Treasure Valley as high desert: warm, sunny days, quick nighttime cooling, just over 11 inches of precipitation a year and snowfall at the airport of around 20 inches. Utah families recognize it right away.

Day to day, the valley feels smaller. The Census mean commute is 18.9 minutes in Boise and 22.4 minutes in Meridian. Bogus Basin is above town for skiing, and the Boise River Greenbelt links parks across the valley.

03 / HOMES FOR BIG FAMILIES

Room for everyone,
including the grandkids.

If you need space for a big family and lots of guests, several of our plans are built for that: The Dean carries a basement with a family room, bar, pool room and bunk room, The Cody adds a basement with a wine cellar, gym and guest space, and most of our plans include an RV bay for the trailer and toys.

To pick a city, compare Boise, Meridian and Eagle, or read our Boise vs Meridian vs Eagle vs Star page. About 310 people a month in Utah search for this move.

04 / THE MOVE

Building from
Utah.

Our typical build time is 6 to 8 months once construction starts. Plan a trip for interior design appointments (about 2 to 3 days) and optional walkthroughs after framing; the rest can happen by phone and email. See building in Idaho from out of state for each step, or get the relocation guide.

05 / FROM A CLIENT

A client who built
from out of state.

In one client's words, after moving into a home we built while they lived in another state:

“We were building from out of state and I was worried about not being here, but when you trust your builder, it makes it so much easier!!”

QUESTIONS, ANSWERED

Frequently asked
questions.

Is Idaho cheaper than Utah?

Slightly, at the state level. The Census median home value is $418,600 in Idaho and $489,400 in Utah. Boise's median, $484,800, is close to Utah's. Income tax is a little higher in Idaho: 5.3% flat versus Utah's 4.5% for tax year 2025.

Is Boise similar to Utah?

In climate and lifestyle, yes. Both are dry, four-season places with mountains close to town. The National Weather Service describes Boise as high desert with around 20 inches of snow a year at the airport. The Boise metro is smaller, and commutes are short.

Can I get a floor plan with a basement?

Yes. The Cody and The Dean are both one-level plans with finished basements, and every plan can be customized. Basement feasibility depends on the lot, so soils and grading are among the first things to check for your site.
