Green river valleys and four seasons, with an income tax to plan for.

Moving to Boise from Nevada brings four seasons, rivers and farmland in place of open desert, at similar statewide home values: $418,600 in Idaho and $435,400 in Nevada. THE NUMBERS

Nevada vs Idaho: what changes on paper

Nevada does not tax individual income on wages and salaries, and Idaho does, at a flat 5.3%. That is the line Nevada families should budget for first. Idaho also has a 6% state sales tax, and its homeowner's exemption removes 50% of a primary home's value, up to $125,000, from property tax.

Home values are close at the state level: the Census median for owner-occupied homes is $435,400 in Nevada and $418,600 in Idaho for 2020 to 2024. Within the valley, Boise is $484,800 and Eagle $772,900. Our 2026 cost guide breaks down what a custom build costs.

02 / CLIMATE

Still dry,
but greener and cooler.

Reno families will find Boise's climate familiar; Las Vegas families will notice milder summers and real winters. The National Weather Service describes Boise as high desert, with quick nighttime cooling, just over 11 inches of precipitation a year and snowfall of around 20 inches at the airport. The difference you see is water: the Boise River, irrigated farmland and tree-lined neighborhoods.

Our standard specification is built for those winters: a 92% efficient gas furnace, R-38 attic insulation, 2x6 exterior walls and a conditioned crawl space.

03 / LIFESTYLE

Lakes, rivers and room
for the toys.

Lake Lowell sits near our Lone Star Ranch homesites in Nampa, Eagle Island State Park has a swimming beach and paddleboarding, and the Boise River Greenbelt runs through the valley. Most of our plans include an RV bay for the boat or trailer.

04 / THE MOVE

Building from
Nevada.

Our typical build time is 6 to 8 months once construction starts. Planning happens by phone and email, then you plan a trip for interior design appointments (about 2 to 3 days) and optional walkthroughs after framing. See building in Idaho from out of state for every step and download the relocation guide. About 250 people a month in Nevada search for this move.

One client who built with us from another state described it this way.

“We were building from out of state and I was worried about not being here, but when you trust your builder, it makes it so much easier!!”

QUESTIONS, ANSWERED

Frequently asked
questions.

Does Idaho have a state income tax?

Yes. Idaho taxes individual income at a flat 5.3%, effective January 1, 2025. Nevada does not tax wages or salaries, so this is a new cost for most Nevada households. Idaho also has a 6% state sales tax on most retail purchases.

Is Idaho cheaper than Nevada?

Home values are similar statewide: the Census median is $418,600 in Idaho and $435,400 in Nevada. Idaho adds a 5.3% income tax that Nevada does not have. The case for Boise over Nevada is usually seasons, water and space rather than lower costs.

What is the weather like in Boise compared with Nevada?

Boise is high desert like much of Nevada, but greener and with real winters. The National Weather Service reports just over 11 inches of precipitation a year and around 20 inches of snow at the airport, with quick cooling at night.
