Building a custom home shouldn't feel like a mystery. At Bachman Custom Homes, we believe a true red-carpet building experience starts with clarity — knowing exactly what happens next, from your first budget conversation to the day you get your keys. Here's how the process unfolds:


  1. Identify Your Budget

    It starts with a realistic budget and, if needed, a construction pre-approval from your lender. Early financial clarity shapes every decision that follows, from home size to finishes.

  2. Meet with the Builder

    We sit down to learn your vision, your lifestyle, and your must-haves — whether you’re bringing your own land or building on one of our available lots.

  3. Retainer Contract & Deposit

    A retainer reserves your lot and places your project on our construction schedule, so detailed planning can begin.

  4. Finalize Floor Plan

    We refine room sizes, layouts, and specialty spaces until the plan truly fits your lifestyle and budget.

  5. Sign Build Contract

    With plans and pricing finalized, we sign the build contract and move into permitting.

  6. Permitting & Construction

    Once permits are approved, construction begins. Typical build time is 6–8 months, depending on size, complexity, and weather.

  7. Interior Design Appointments

    You’ll personalize appliances, cabinets, countertops, tile, and fixtures — a process that typically takes 2–3 days total.

  8. Walkthroughs During Construction

    Optional walkthroughs after framing let you see progress and ask questions along the way.

  9. Final Walkthrough & New Homeowner Orientation

    We review finishes, systems, warranty details, and more before closing.

  10. Certificate of Occupancy & Move-In

    Once your Certificate of Occupancy is issued, it’s time to move in. Welcome home!
